just for your general knowledge i am 22 and i live in New Mexico. my dad owned a few properties when he died, only one of them has someone living in it. the man living in it is purchasing the home through a rent to buy contract. my dads form of a contract back in the day was a conversation and a handshake. i cannot find some type of contract between the two anywhere. so, i have a few questions because this is extremely new to me and i was catapulted into this with really minimal knowledge of the business of real estate and being a landlord. what should i do about this contract or agreement, for a lack of a better term? also, am i responsible for things like his property taxes, insurance, or home repairs? he states that my dad included that in the rent (i’ve also never seen a contract from the tenant as well) but i’m not sure if that’s something i’m really responsible for. the insurance called and said they want the trees removed, which is a lot of money, would i be responsible for something like that?

I’m building in the greater Pittsburgh area, NVR has a pretty good reputation out here from what I’ve heard.

I bought a lot in a group of 4.

When I was looking, I was told it would be done in October.

When I signed the papers a little more than a month ago, I was told November.

I had my meeting with the mortgage lender a few weeks ago and he said they have to sell 3 or more units in my group of 4 before the construction can begin (this was the first I heard this).

I had my meeting to go over the colors and other options in late April and I asked about what the mortgage lender had said. The sales lady said that yes that was accurate and the house will probably be finished in December - she just had to sell one more in my group. She also said that another group would be placed ahead of mine on the schedule as they sold enough houses already.

I emailed her a little more than a week ago to ask where we stand and I didn’t hear back. I called today and left a voicemail and I sent a follow up email. I drove past the model home and I saw her car was there. Of course it’s by appointment only, so I couldn’t just barge in… But what I’m saying is I know she’s in the office.

I need to know when my house is going to be done so I know what to do as far as leasing a place one I sell my current home.

How much longer should I wait for her to get back to me? What should I do if she doesn’t? Has anyone else faced this? I’m very frustrated.

The contract says they have two years from the date of the contract to finish the home, but I’d like the courtesy of some sort of guidance and knowing whsn my home is going to be complete.

the contract also says when it’s complete is the expectation that I will take possession of the home, but I can’t afford a mortgage and a lease at the same time so I really need to know when that is so that I can plan appropriately
